How to get plans prepared

Below gives a brief outline of how to get your ideas to construction stage, this information is for illustrative purposes only and as each project is different then each contract will differ slightly.


         AN INITIAL MEETING  TO DISCUSS PROJECT.

         MEASUREMENT SURVEY OF PROPERTY / LAND (survey by a land surveyor may be required)

         PREPARATION OF SKETCH DESIGNS ACCORDING TO REQUIREMENTS OF THE CLIENT.

         LOCAL AUTHORITY FEE FOR PLANNING APPLICATION TO BE FORWARDED TO JAMES G IRONSIDE LIMITED ARCHITECTURAL & BUILDING CONSULTANT. (this fee varies depending on nature of the application)

         SUBMISSION OF DESIGN & PLANNING FEE AS MENTIONED ABOVE BY JAMES G IRONSIDE LIMITED ARCHITECTURAL & BUILDING CONSULTANT ON BEHALF OF THE CLIENT TO LOCAL AUTHORITY UNDER “TOWN & PLANNING ACT”  (please note that in some cases i.e. conversation area, countryside, an informal initial approach to the planning authority by James G Ironside Limited Architectural & Building Consultant  may be advisable and any restrictions pertaining to the area in question could be taken into account from the outset, thus saving valuable time at a later stage)

         PLANNING PERMISSION GRANTED BY LOCAL AUTHORITY (for a reasonably straightforward development this normally takes 8 - 10 weeks, however the applicant should bear in mind that the decision is made by the local planning authority / planning committee, and their decision is beyond the control of the applicant and/or their agent)

         PREPARATION OF DETAILED DRAWINGS WITH CONSTRUCTION SPECIFICATIONS

         MEETING WITH CLIENT FOR APPROVAL OF DETAILED DRAWINGS.

          LOCAL AUTHORITY FEE FOR BUILDING WARRANT APPLICATION TO BE FORWARDED TO  JAMES G IRONSIDE LIMITED ARCHITECTURAL & BUILDING CONSULTANT (this fee varies depending on estimated cost of works as based on local authority fee scale)

         SUBMISSION OF DETAILED DRAWINGS TO LOCAL AUTHORITY FOR BUILDING WARRANT / REGULATION APPROVAL (these drawings are usually sufficient for construction purposes).
